Building Regs ?

Last year we had lean-to style conservatory built onto the back of our terraced property.

It Measures 15m by 9m

the 2 outside walls are brick built and plastered.
the rest pvc glazed
The opening was not altered, and it has separate doors leading into a through lounge diner.

We are selling and have been told (not by the builder) that we should have had building regs or some type of planning permission for the work.

We had taken no advice and have been rather green..

What should we do first ?

And what is the worst that could happen ?

Do we have a case to go back to the builder ?

Reading the other posts it doesnt look good....

a conservatory this size would be subject to building regulations - have a read of: http://www.conservatories4uk.com/bui...egulations.asp

I doubt the builder will accept any responsibility - it is the homeowners responsibility (in law) to make sure all permissions are obtained (both planning permission and building regs) That said - It is just about impossible to think any builder could have not known that building regs was required.

Different people will give different advice - but personally I would query this with your local council building control dept. (You could also perhaps have a word with a building surveyor or architect)

It is very hard to get Building Regs approval in reverse - so you are right - things do not look good.

It would be interesting to know the final outcome so please do keep us informed.

By the way, yes you need Planning appoval as well, so you will also need to contact your local planning office

Generally conservatories are outside building regs as long as they are within 30sqm, have a separating door, are not used as a utility room i.e no handbasin, toilet, washing machine, are 75% glass or poly and a lintel has been placed correctly above any new opening.

But I would check with your local office anyway. I am sure you will be alright. You don't have to give them your name and address. Just make a general inquiry and have a think.

unless its average height is 1.11m you will have exceeded your P.D. allowance of 50 cubic metres and therefore require planning permission


And what is the worst that could happen ?

you have to knock it down

Are you sure its 15m x 9m and not 15ft x 9 ft

Hi
When the floor area of the conservatory is over 30 M2 you should seek Building Control permission
When the cubic meterage of the conservatory is over 50 M3 if terraced and 70 M3 if semi of detached, Planning should be applied for
